Those wishing to submit an application should request an application form from our administrative office either by email or phone. Completely fill in the application form and enclose all relevant information requested that will assist the committee in making its selection.

For the applications we require your Tax Assesment Notice, income and other personal information, all of which are confidential and protected as per the BC Freedom of Information and Privacy Protection Act (FOIPPA)

FCRHA (Koski Housing Society) is not obligated to offer rental accommodation to the applicant, and the applicant is not obligated to accept a unit if one is offered.

The applications are processed and decisions are conveyed to the applicants as quickly as is feasible.

GENERAL ELIGIBILITY:

60 years or older

Capable of living independently

Building and property are non-smoking

Proof of Tenant’s Insurance is required at the move-in inspection

Small pets (one cat or one dog) is allowed as per guidelines.

FINANCIAL LIMITATIONS:

Koskela apartments are meant for residents of British Columbia of low to moderate incomes.

BC Housing guidelines identify low to moderate income for a household renting a  One-Bedroom unit at a gross (pre-tax) maximum of  $ 75,730 and  for a Two-Bedroom unit maximum at $ 117,080.

We are required to check your income annually.

Our Housing Agreement with the City of Coquitlam stipulates special rules for 14 units; all will be rented to low income persons whose gross income (checked annually) does not exceed $ 30,600 for a single person and $33,600 for a couple. Persons of low income meet the guidelines of the SAFER (Shelter Aid For Elderly Renters) program, and may qualify for financial assistance for their rent. The rental amount and income limits are specified annually.

 What are the Koskela Office hours?

Koskela office is only open by appointment.

Can I submit my application in person at the Koskela Office?

No.  Koskela only accepts applications by mail or email.

When and how will I know if my application has been accepted?

Accepted tenants will be informed by mail/phone.

What are assets? What are the assets I should be listing?

Assets include cash, monies in your savings, chequing or tax-free savings accounts, stocks, bonds, homes, investment properties, vehicles etc.

Can my rent be subsidized utilizing Safer Housing Assistance from BC Housing?

How will you dispose of my personal information?

We will treat (i.e. file and/or shred) personal and confidential documents in a secure and appropriate manner.

What is the square footage?

The suites range from 424 to 1002 square feet.

How much are the rents?

Rents range from $1200-$1730 plus utilities per month

14 units will be available at the SAFER rates for those who qualify

(5 Studio apartments $803–9 one bedroom apartments $866)

Do I need tenant insurance?

Yes, tenant insurance is mandatory. Contents and personal property in addition to third party liability insurance is required

Is there any free-public Wi-Fi in the building?

Yes, free Wi-Fi is provided in some of the common areas on the amenities level (Level 2)

What types of amenities spaces does the building offer?

Tenants have access to:

  • Multi-purpose room for programs and events
  • Outdoor patio off of the Multi-purpose room c/w Barbeque
  • Authentic Finnish Sauna and lounge area
  • Fitness Gym
  • Library and sitting areas on the 2nd, 3rd and 4th
  • Common areas on the entry level.
  • Large screen TV’s and Projector/Screen for event watching
  • Audio system including outside patio speakers for listening
Laundry?

Each apartment will have a washer and dryer.

How many elevators in the building?

There are two elevators in the building.

Are pets allowed?

Yes, one cat/dog (size limitations, no exotic pets/aquariums)

Is smoking allowed?

Koskela is a “smoke free” property.  Smoking is not permitted anywhere on the property.

What appliances are included in the apartments?

Fridge, stove, dishwasher and washer/dryer

Are Barbecues allowed?

No, Barbecues are not permitted.

Are the suites air-conditioned?

No, the suites are not air-conditioned. Provision has been made for installing a portable AC unit; venting and power are in place. A specific type and kind of unit will be mandated. 

Are there storage lockers?

Yes, in each apartment there is a bike room with storage.

Is there rental parking available for residents?

Yes, if spots are available.

Is there Visitor Parking?

Yes, there is visitor parking in designated area.

What are some of the security features?

  • Electronic key fob-controlled access at all building entry points
  • Building entry equipped with enter-phone
  • Closed circuit cameras throughout the property
